Property taxes in Atlantic County at totally out of control. The general tax rate for Absecon in 2005 was 3.694%. If you believe inflation is about 2.5% then your house has to increase 6.194% every year to break even. A study by National City Corporation (a Midwestern mortgage leader) rates homes in the Atlantic county area as 60%+ overvalued. Their research suggests half the overvaluation will rebalance from prices falling. Buy a $250,000 house that you need to earn 6.194% on to break even and have the price fall 30% over five years and your in big trouble. You will pay about $9235 a year in taxes and loose about $25,000 a year in value while the market returns to normal. Many people point to resent gains and say that there is no way it is going down; they said the same thing about Tech stocks in 1999. This time is NOT different. Buyers beware! One the other hand if you rent for three or four years then buy you may be able to get a great deal.
